Dude, I was jokin about the truck and boat. I have a 20 ft
bass boat and a 17 ft Gator trax all bought by cash.
As far as the pension goes, all companies are trying to
get away from them. I "hope" that mine won't freeze before
I reach 30 years, but it may.
However, if I need any financial advice like how to work
till you die because your too dumb to make over 4% on your
money, I'll know who to call..

You have got the world by the balls....everyone was there at one point and time in their life.

Good luck going the 15 year route. Many people buy a house once they decide to settle down and get married....one of the most financially strapped times in a persons life. The difference in payment between a 15 and 30 year loan means the difference between payin the phone bill, water bill and car insurance.

I really aint got a dog in this fight, but instead of 15 year, you might look at a 30 year note only pay half of the payment every two weeks versus making a payment each month. You calculous majors do that math and get back with us.

Wow dude...$245,00??? that is a starter home. Probably all
vinyl.
One thing to remember dog, home prices will rise and fall
but double wides will stay about the same. This will be
good information for you when they forclose.

I hear ya Krazy, gotta love our stock options.
I figured up what I feel I need to retire comfortably,
figured in inflation of 3.5% a year and hell I'm 1/3 of
the way there already. Good thing I'm doing a little better
than 4% returns.

The Columbia Board of Realitors sales statistics showed 1,526 homes were bought during the first six months of the year, up 4.7% from the first half of last year. Also US housing sales were down 7% for the second quarter where as Missouri GAINED .8%, one of twenty states do do so. The former "boom" area in real estate experienced huge declines. States like Florida, California, Nevada, Arizona, and Virginia. This is my favorite part Other areas of modest sales gains during the "boom" years are experiencing STRONG growth. led by Alaska, Texas, Arkansas, North Carolina, and Vermont.

Just because the sky is fallin in your neck of the woods doens't mean it is here. A growing college town is always a great place to have a home. Sure we are slowing down, but it ain't going backwards like in say your neck of the woods.

Right on there dabs. I bought my first house @ 23 and did
the 30 year to start. Just try to keep paying the extra
principle payments every month, it pays in the end.

Yeah, we tend to go the conservative "what if" rought. Meaning a 20 to 30 year note and making the extra payments when we can when it comes time to buy a house. I like to have that padding in our budget for when the chit hits the fan times. Haveing the budget on the 15 year plan, but actually have a 20 - 30 note makes some padding for some peace of mind. I don't know if you are familiar with the Dave Ramsey "Total money make over" stuff, but my wife and I have an emergency - emergency fund.

Your every two week thing is the equivalent of just paying an extra month's house payment every year. It will knock a couple years off of your mortgage, but the 15 year route is the way to go if you can swing it.

Damn missed it at first. .08 percent growth....thats huge
real huge.
Would this have been all the intrest only and variable
loan people buying smaller homes because they cant
afford the bigger ones anymore?
It is good for me dog, those $600K homes will be going
for 5 by the time my transfer comes through this winter.

Yep starter home for sure. Not a bad home for a dude that was 25 when he bought it. Vinyl....yep on three sides. Brick on the front. Its a great double stacked double wide. Engineering at its best. Its hell living in this dump but when I get my 2 excavators, and trackloader paid off next summer, we is Moving on Up like the Jeffersons.

You keep workin for the man for the next 24 years and see where that gets ya. Let us know how things work out. Call me in Alaska or Costa Rica.

Don't worry, the man has been treating me good. Hell, I
could go into buisness for myself but I would have to go
backwards in life. Thats not a good plan.
If I wanted to go to Alaska or Costa Rica I would go.
The wife and I prefer Aruba though. And we don't put it
